During the initial design stage of the project, we will take the elements of your brief and consider them alongside the constraints of the site, relevant regulations and more specific design issues and work with you to create a proposal that truly works for you and for the building’s context.
We will research local and national Planning Policy and precedent to achieve the best results within what is allowable.
We will also advise as to the potential benefit of employing additional specialists, such as Planning, landscape, sustainability or highways consultants to maximise the chances of gaining approval.
Depending on the scheme and its location, there may be further considerations to be incorporated into the design process, such as Conservation and Listed Building status, or particular site conditions etc. that we would include within our Planning + service. This option also includes our assistance with discharging any Pre-commencement Planning conditions.
If your project requires further, more detailed technical drawings we would produce these within Stage 2.
We would provide any drawings required to gain Building Control Plans Approval, so that you know that what you want to build adheres to Building Regulations.
These drawings will contain sufficient information for a competent builder to provide costs for the work and, depending on the nature of the project, often sufficient detail for them to use as construction guidance.
It may be useful or necessary to provide additional information such as internal layouts of bathrooms or kitchens, electrical layout drawings and schedules etc and we would discuss your requirements to tailor our service to ensure you are getting exactly what you need.
A popular option is our Building Regs + service in which we produce the required Building Control information, but expand it to include setting-out dimensions, electrical plans, key details and a schedule of works.
Building-up to the commencement of your project on site we would put together a detailed package of drawings (taken from the previous stages) and including a building Specification, schedule of works and all information required for Contractors to put together their tenders for return and consideration.
We would then assist you with deciding your preferred Contractor and put the Contract together.
Whilst the works ore on site we would carry out regular site visits to assist with any queries the Contractor has and to ensure the standard of the works is of a suitable standard.
Upon completion we would carry out the final snagging inspection and, once acceptable would sign the building off as completed.
Following the expiry of the defects period we would then carry out the final inspection and instruct the release of the final retention.
